In all seriousness this is Frank doesn't like Carl and will block anything he can by him.

The mayor says it isn't, but the fact that he always tries to block anything Oser wants to do kinda says that it is.

BTW, I am not buying this who "buffer zone" crap. Lincoln Way is a high traffic street that both sides of should be commercially zoned. The county has agreed when it comes to Perry Township and Canton along that route. I am sorry for the residents that someone has decided to build commercial properties on this land, but you have to look at where you are buying before you buy. If you buy land next to a small airport that is very busy, you have to understand that the airport may expand. If you buy land near a Football stadium, you have to understand that for a certain number of weekends there is going to be noise coming from said stadium.

If Oser wanted to build a bank in the middle of Colonial Hills I would understand, but this is ON LINCOLNWAY. This street is not only already filled with commercial properties, but is the main street of the city of Massillon. He isn't building it a couple blocks away on a side street, and he isn't putting it in the middle of a housing developement like University Village or the Legends. There is already Commercial properties on that side of the road. Actually, when you go from Erie to 27th st, The end of Massillon to the denotation of E-W in Massillon, Commercial properties outnumber residential already.


Has Deville ever had to fight zoning in the city like Oser does?

I agree with the majority of what Spize is saying although I doubt I would reference all the clunker used car lots of Perry and the crack-running streets of Canton as my reference point of argument. This is obviously personal, and obviously has been for many, many years. Somehow, someday it will be resolved when cooler minds prevail. Perhaps someone intelligent, business-savvy good in negotiation skills should offer up a mediation in this matter. Hmmm, who oh WHO could we get?????

I forgot that Giant Eagle made the entire strip on Lincoln Way between downtown and 27th so Perfect.

How about all the empty buildings in Massillon? The city doesn't look any better than Perry or Canton along that strip, and someone wants to come in an improve it and the only reason why it is so bad is because Oser owns it?

Hate to tell you this friend, but Massillon has car lots all down Lincoln Way too, biggest difference between the lots in Perry and the ones in Massillon is that the ones in Perry are still in business and not just empty car lots. I guess if Perry is for cars than Massillon is for "Check cashing and cash advances" God forbid someone would actually want to build a real bank in the city.

That's ok, I will just go to Belden again when I need something for my Verizon phone.

That's right, let us not forget he already has a speck of land on Lincoln Way that has been sitting empty for what? 10+ years?? It would be a great place to have a resturant and a Ice Cream stand!

This lot is right at the top of my street so i hope they put in a HOOTERS!! Everyone likes their wings but i go there for the breasts. I hear the food isn't too bad there either:laughing:

Me too. I would have loved to have had a Verizon store built here in Massillon that I could spend my money in instead of going to the one at Belden or the in Wooster when I'm over that way.

I also agree that whether anyone wants to admit it or not, it does appear to be a personal thing between the Mayor and Carl Oser......and yes Mr. Oser does seem to overprice his properties significantly...

Being somewhat experienced in the real estate market, I will say that he overprices his properties significantly ONLY if somebody actually pays that price. Until then, they are just worth what he paid for them. Or what someone eventually WILL pay.

He can asks whatever he wants. Unless the buyer is paying cash for the property, the bank is going to appraise the land or building and the deal will have to be reworked around that value. The only other option would be for the buyer to pay more but outside of the real estate transaction.

Sprize you mention empty building in the downtown area. How many are owned by Oser? He loves to buy them and let them sit for some reason.
Anyway if I were the mayor I would not like Oser either. His empty buildings offer nothing to our downtown and surrounding areas.
Buffer zones are great if they are properly developed. I don't think the buffer concept can work in a established area like LWE.
What stumps me is why he buys up all these lots and buildings, puts a for lease or sale sign out and then wants a bloody fortune to lease or rent.
No if I were mayor I would not like his way of doing business.
I think if we were to look at the records we would find that the Mayor has indeed voted for some of Osers re-zonings.
The shame of it all is that Carl Oser is not a well man. His family will sell off all his holding and enjoy the money after he is gone. To bad he can't enjoy his golden yrs.

Actually the township did this against the advice of the county. Buffer zones make sense when properly implemented. The goal is to shield single family homes from the most intense land uses. Mr. Oser seem to want to go straight from residential to commercial zoning. Multi-family or a proffessional office zoning would be considered a buffer.
